Traction House grew from the belief that anchor institutions are only truly effective when they are rooted in and shaped by the communities they serve. Rather than relying on speculative development or transient large retailers, the project prioritizes the vision, needs, and long-term investment of nearby residents to create a sustainable hub of community life. Located at the heart of the Penn–North residential core, the historic Baltimore Traction Company Building had remained vacant and blighted for 12 years prior to redevelopment. Leveraging its location within a designated Opportunity Zone and financing through New Market Tax Credits, Traction House reactivates one of the last large industrial sites in heavily residential Central-West Baltimore. The project will deliver approximately 20,000 square feet of small retail and office space for locally owned businesses, 40,000 square feet of apartments, a 1,000-square-foot community meeting space and office for the Penn North Community Association, and a half-acre of open space.
